Renting FAQ
Here are a number of frequently asked questions by renters, and our answers:
Q: What if I am a student that pays rent with student loans, who do I put as my employer?
A: Put your school as your employer and email, fax or drop off supporting documentation, such as registration statements, student loan documentation, etc.
Q: How long does it take to process my application?
A: You will receive a call or email within 1-2 business days of submission letting you know whether your application was approved. It typically takes less than one business day.
Q: If approved, what do I need to do before I move-in?
A: Once your application has been approved and your move-in date established, you should call the utility companies to have the utilities that are your responsibility scheduled for turn on. Their numbers are as follows:
Tucson Water: (520) 791-3242
Metro Water (Northwest Tucson): (520) 575-8100
Marana Water: (520) 382-2570
Rural Water (Vail): (520) 577-2616
Tucson Electric Power: (520) 623-7711
Trico Electric (Southwest Tucson): (520) 744-2944
Southwest Gas: (520) 889-1888
We also recommend that all of our tenants purchase renters insurance. It is available from pretty much any local or national insurance company and runs from $5 to $20 per month depending on the level of coverage that you select. It will typically cover your belongings in the event of a robbery, fire, flood, or other unexpected event. In our opinion, it is very much worth the cost. An owner’s insurance will cover the property itself, not the belongings of a tenant.
Q: What do I do if I am planning to move out?
A: Submit a 30-day notice of intent to vacate (soon to be available online). If you will be leaving more quickly than that and/or breaking your lease, please let us know and drop your keys off at the office once you vacate the premises. Depending on the circumstances, you may be able to legally break your lease. Notifying us allows us to get the unit re-rented much more quickly and could significantly reduce your costs.
Q: What if someone who is on the lease is leaving but I am staying?
A: You and the individual both need to come to the office and sign a Release from Lease form. Similarly, if someone is taking over for a lessee, that individual needs to come down to the office and sign a form.
We will be adding to this list, so keep checking back and email us with any suggestions that you may have.
